Our concentration today is going to be social media. This topic is so important because if you understand and utilize it properly you have a free marketing and networking outlet. This is because one of the best ways to engage with people is through social media. I’m going to go through some of the more popular types of social media, and give you some tips on ways to be effective with them.
Mostly everyone you come in contact with uses Facebook. It’s so popular you’d be foolish to not utilize it to your advantage. The key to using Facebook for your business is to create a separate business page from your personal page. Don’t try and use your personal Facebook account for your Real Estate services. This is because it’s not professional to have your listings next to all your drunken photos from last weekend.
Make your posts worth wild. If you have a listing in a neighborhood make sure you post things going on there. It shows people that you are knowledgeable and have a passion about where you are selling homes. An example of this would be if there was a new community center being built, post about it, and talk about the benefits. Let people know how it will make the lifestyle better for new and existing residences. Make sure you are using photos when you do this. Photos attract viewers and that is how you are going to get more likes, shares, and comments. This can lead to more business.
Congratulate new homeowners. It’s important to congratulate your clients on closing day not only in person, but on their Facebook page too. It shows you care about your clients, and shows other people you are compassionate and pleasurable to work with.
Engage people with polls and surveys. Polls and surveys provide a way to engage in your page. You can use that to your advantage to market your listings. You can also use them to develop a relationship with your clients, and get to know their likes and dislikes. This will show them you are an agent who listens.
Post your listings. When you post your listings make sure you use your personality in it. These posts aren’t printed ad flyers so feel free to tell your followers about the home and focus on what points will sell it. Tell them how many bedrooms and bathrooms it has. Tell them the address and the price. When you post about your listings you should look to engage people in your posts by asking questions to get comments about what people like about it, what they like about the neighborhood, or comments about the school and community facilities. The more traffic you have on the post the more likely people will click on it to check it out!
Although twitter is not as popular as Facebook it’s a great way to keep connected with your clients. Twitter gives you 140 characters to update your followers so you have a chance to be short, sweet and to the point.
Tweet questions. Post questions to your followers to encourage a response. Ask questions such as, “What’s the best thing about moving to a new home? #moving #newhome #whatsgoeswhere” or “How often do you renovate your home? #newhome #renovations #homedecor”. Using hashtags can also help you gain new followers which can lead to potential clients.
Tweet tips. Help out your clients by teaching them how to stage their home for better sales. Post links to helpful articles and videos on how to present a home when you’re selling it. Make sure to also include tips about how to pack to make the moving process less stressful.
Not everyone knows about Pinterest, but it’s the fourth largest social media site and is all about connecting through images. This is a great opportunity to show off the visual images of your listings.
Boards. Set up boards about the neighborhood or geographic your listings are in. Sell the area around your listings. Do this by creating boards about the amenities, shops and services available in the area. Create a board for your hobbies. This is a good way to show people who you are. If you like to cook, post some of your favorite recipes. There are so many different types of boards you can come up with to attract people to your page. Once you attract them to your page you can connect with them over common interests.
Remember, Real Estate is all about connections so making sure you come across as a real person rather than a robot salesperson is crucial to your business' success.
